🏗️ Building in Celebration

Celebration was developed by The Walt Disney Company beginning in 1994 and is now in the closing stages of its decades-long build-out. The twenty established villages — from Main Village and Artisan Park to North Village, South Village, East Village, and West Village — are effectively sold out for new construction and trade exclusively as resale properties. The one exception is Island Village, where Mattamy Homes is constructing more than 1,000 townhomes and single-family homes as the community's final phase.

Location: Celebration is located in Osceola County, directly off I-4 and World Drive, roughly 25 miles southwest of downtown Orlando and minutes from Walt Disney World.

Known For: World-renowned architecture by Philip Johnson, Michael Graves, and Cesar Pelli; top-rated schools anchored by the International Baccalaureate program at Celebration High School; a lakeside Town Center with dining on Lake Rianhard; and one of Osceola County's most complete parks and 26-mile trail network.

"Celebration is a finished community with one loose end — and Mattamy Homes is tying it off at Island Village. After this, the new-construction window here effectively closes."
🏠 Home Builders in Celebration

Only one builder is currently constructing new homes inside Celebration. Several well-known builders — David Weekley Homes, St. Joe Company, and Issa Homes — built out earlier villages over the community's thirty-year history, but none are currently active here. Homes from those builders are only available on the resale market, which you can browse through our Celebration homes for sale page.

If you are touring the Island Village sales office or contacting any builder, consider using buyer representation. The builder's sales agent represents the builder — not you. Work with our team for representation throughout the new construction process.

Sales Office: 7428 Estuary Lake Loop, Celebration, FL 34747

Building In:

  • Island Village — Celebration's final village, a 1,000+ home community off Celebration Boulevard south of World Drive. Currently releasing Phase 2A with townhomes from $549,990 and single-family homes up to $1.89M.
Floor Plans: 13+ plans across four product series — Parkside Townhomes, Promenade 40' single-family, Hammock 55' single-family, and Canopy 70' single-family. Homes range from roughly 1,613 to 4,039 sq ft with 3–4 bedrooms.
About: Mattamy Homes is North America's largest privately owned homebuilder and has been the exclusive builder of Island Village since construction began in 2021. The community is designed to match Celebration's New Urbanist architectural code, with walkable streetscapes, front porches, and direct connections to Celebration's trail network and parks system. Homesites in Phase 2A are pre-assigned to specific floor plans and elevations; buyers further along in construction receive fewer customization choices, so timing matters.

📞 Working with Builders in a Built-Out Community

Important: Because Celebration is largely built out, most buyers looking at this community will be comparing one new-construction option (Mattamy at Island Village) against a deep resale market across Celebration's other twenty villages. That trade-off — new vs. established — is the real decision here, and a buyer's agent adds meaningful value on both sides of it. Our team provides:

  • Honest comparison of new construction vs. resale in the specific villages you're considering
  • Contract review and negotiation — including Mattamy's pre-assigned floor plan and homesite structure
  • Construction monitoring and inspections at Island Village
  • Upgrade, lot-premium, and incentive guidance
  • Advocacy throughout the process

Buyer representation costs you nothing — the builder pays our commission.

Why Build a New Home in Celebration?

✨ Celebration Advantages

  • The last chance to buy new in Celebration — Island Village is the community's final development. Once Mattamy completes the remaining phases, Celebration will be fully built out. That scarcity is a real factor for buyers who specifically want new construction inside this community rather than nearby.
  • Self-contained school pipeline — Celebration K-8, Celebration High School's IB program, and the on-site Island Village Elementary together create an unusually complete schools and education pipeline.
  • Integrated healthcare on-campus — AdventHealth Celebration hospital and the AdventHealth Wellness Center & Day Spa were built into the master plan, giving residents full-service health and wellness facilities within the community.
  • 26+ miles of interconnected trails plus a lakeside Town Center — New Island Village homes connect directly to Celebration's parks and trail system and sit minutes from Market Street dining on Lake Rianhard, including the historic Columbia Restaurant.
  • I-4, SR 417, and World Drive access — Celebration's Celebration Pointe retail center at I-4 and World Drive, plus direct routes to Disney, Lake Nona, MCO, and downtown Orlando, make this one of Central Florida's most connected locations for entertainment and commuting.

New Construction Benefits

Building new in Celebration offers:

  • Modern floor plans designed for today's lifestyle — open concept, larger primary suites, flex rooms

  • New home warranties (Mattamy's structural and systems coverage)
  • No immediate repairs — an important contrast with Celebration's older villages, where many homes are now 20–30 years old
  • Architectural alignment with Celebration's design code — front porches, traditional streetscapes, compatible elevations
  • Direct access to amenities — Island Village has its own pools, recreation centers, and trail connections

Frequently Asked Questions

How much do new homes cost in Celebration?

New construction homes in Celebration are currently only being built at Island Village by Mattamy Homes. Townhomes start around $549,990 and single-family homes range up to approximately $1.89M depending on floor plan, lot series (40', 55', or 70'), homesite premium, and upgrades. Most buyers spend 10–20% above base price once design selections are finalized.

For current pricing, contact Mattamy directly or work with our team for detailed pricing and resale comparisons across Celebration's other villages.

Which builders are currently building in Celebration?

Only one: Mattamy Homes, which is exclusively building Island Village — the final phase of Celebration. Historical builders such as David Weekley Homes, St. Joe Company, and Issa Homes built earlier villages but are no longer active in the community. Their homes are available only on the resale market. See the builder details above for Mattamy's floor plans, pricing, and sales office information.

How long does it take to build a new home in Celebration?

Production construction at Island Village typically takes 4–6 months from contract signing to move-in. Because Mattamy pre-assigns floor plans to specific homesites, some homes are already well underway when buyers sign — those can close faster. Timeline varies based on permit processing, weather, and material availability. For broader context on building timelines, see our Orlando new construction guide.

Should I use a real estate agent when buying new construction?

Yes. Buyer representation costs you nothing (the builder pays the commission) and matters more than usual in Celebration because the real decision here is new vs. resale — and that requires comparing an active Island Village home against Celebration's resale market across twenty other villages. The builder's sales agent represents the builder, not you, and cannot advise on that trade-off.

Contact our team for representation at Island Village and any other Celebration purchase.

Where is the only new-construction neighborhood in Celebration?

Island Village sits off Celebration Boulevard, south of World Drive, in the southwestern section of Celebration. It is geographically separated from the original Town Center core by about three to four miles — a point worth considering if walkability to Market Street and Lake Rianhard is a priority. Island Village has its own recreation amenities, its own on-site Island Village Elementary, and dedicated pools and trails.

See our neighborhoods section for full details.

Can I customize my new construction home?

Customization at Island Village is more limited than at many Orlando-area new-construction communities because Mattamy pre-matches each homesite to a specific floor plan, exterior elevation, and color scheme. Interior design selections (flooring, cabinets, countertops, fixtures) are available through Mattamy's design center, but the window closes as the home advances through construction. Buyers who sign earlier in the build cycle get more choices.
